1. Market – South Florida Market, Palm Beach County. 

  • Palm Beach County has experience steady growth in the last 10 years. Also it has a large supply of our niche tenants (blue collar and service industry workers).

2. Our main criteria when selecting a deal:

  • Motivated sellers
  • Undermanaged properties with income increase potential.
  • Properties with value-add opportunities.

We buy underperforming properties, fix them up & upgrade them, which leads to higher rents.

In-House professional management, which results in lower vacancy rates.

We have a great team in place. We have negotiated competitive rates with service providers such as pest control, septic maintenance, lawn care, etc.

Manage Right
  1. Niche Acquisition Strategy – Buy underperforming small to midsized multifamily properties that have demonstrated strong cash flow but are being held back by poor property management and deferred maintenance.  We target B and C properties from 2 to 20 units.
